Eastlake Seller's Guide

Selling Your Eastlake Home, Step by Step

I've helped Eastlake neighbors sell for more than a decade, and I've lived here since 1987. Here's exactly how I'll guide you from "thinking about it" to "sold."

My selling process

Six Steps to a Smooth Eastlake Sale

From "thinking about it" to "sold," here's what happens at each stage and what I handle for you.

01

A clear home value and plan

We start with a free, personal home value based on recent Eastlake sales near you, not an algorithm. Then we talk about your timing, your goals and what you want your next move to look like.

02

Prepare and stage

I know which updates pay off and which don't. I'll help you prioritize repairs, declutter and stage so buyers fall in love online and in person.

03

Price it right for your street

Eastlake values change from one neighborhood, and even one street, to the next. I factor in views, lot, upgrades, HOA and Mello-Roos status so your price attracts strong offers without leaving money on the table.

04

Market it everywhere buyers look

Professional photography and video, MLS exposure, social media and targeted digital advertising. Marketing is where I really shine, and it's how sellers get more buyers competing for their home.

05

Negotiate the best terms

As a Master Certified Negotiation Expert (MCNE®), I negotiate price, credits, contingencies and timelines with your bottom line in mind, and I keep you informed at every step.

06

Escrow, disclosures and closing

I coordinate inspections, appraisal, disclosures and paperwork with escrow and title, so closing day is a celebration instead of a scramble.

Behind step 2

A decor and staging eye, from right here in Eastlake

As the former owner of White Magnolia Home, an interior decor and furniture store in the Eastlake Business Center where I also staged homes for local agents, I know how to make a home look its best for photos and showings.

What Eastlake Sellers Need to Have Ready

Every California sale has standard disclosures. Eastlake homes usually add two more, because of the HOAs and special taxes.

Eastlake-specific

HOA documents

If your home is in an association, California law (Civil Code §4525) requires you to provide the HOA's governing documents, budget and other disclosures to your buyer. Eastlake homes belong to the Eastlake I, II or III master association, and some also have a sub-association.

Eastlake-specific

Mello-Roos and special tax notices

Sellers must make a good-faith effort to get the Notice of Special Tax from each agency that levies a Mello-Roos tax on the home and give it to the buyer (Civil Code §1102.6b). If your Mello-Roos has ended, that's a selling point. See my Mello-Roos in Eastlake guide.

Every California sale

Standard California disclosures

These include the Transfer Disclosure Statement (TDS), the Seller Property Questionnaire (SPQ) and the Natural Hazard Disclosure. When I take your listing, I give you the TDS and SPQ to complete prior to escrow. Answer every question to the best of your knowledge.

Insider tip: HOA documents are ordered when escrow opens. If your home has both a master association and a sub-association, documents come from each one, so I make sure every association is included right away to keep escrow on schedule.

Questions, answered

Frequently Asked Questions

How do I find out what my Eastlake home is worth?

Request a free home value. I prepare it personally using recent Eastlake sales near you, and I account for things online estimates miss, like views, upgrades, HOA and Mello-Roos status.

What documents do Eastlake sellers need?

Every seller completes the standard California disclosures, including the Transfer Disclosure Statement (TDS) and Seller Property Questionnaire (SPQ), which I give you when we list so your answers are ready before escrow. Eastlake sellers also usually need HOA documents for the Eastlake I, II or III association (Civil Code §4525) and the Notice of Special Tax for any Mello-Roos district on the home (Civil Code §1102.6b).

Should I stage my Eastlake home before selling?

In most cases, yes. Staged homes photograph better and help buyers picture themselves living there. With my background in interior decor and staging homes for agents, I'll tell you exactly what's worth doing and what isn't.

Do you help with senior moves and probate or trust sales?

Yes. I'm a Seniors Real Estate Specialist® (SRES®) and hold the C.A.R. Probate & Trust Certification, so I can help with downsizing, estate and trust sales alongside your attorney or trustee.

How long does it take to sell a home in Eastlake?

It depends on price, condition and the market at the time. I'll share current Eastlake days-on-market data for homes like yours when we talk about your plan.
