Why Some Homes Pay Two HOAs
Every Eastlake home belongs to one of the three master associations above. Some homes also belong to a smaller sub-association for their own tract, condo complex or gated neighborhood.
Master HOA
Eastlake I, II or III
- Beach Club and clubhouses
- Community pools and parks
- Common landscaping
Sub-association
Only some homes
- Private pool or spa
- Gates and private streets
- Building exteriors, roofs or insurance
Sub-associations are most common in condos, townhomes and gated neighborhoods. A single-family home on a public street may pay only the master HOA, while a condo in the same neighborhood may pay both.
Before you write an offer
Ask your agent for the total monthly dues, master plus any sub-association, and confirm which associations the home belongs to. Many listings show only one HOA amount.
Once you're in escrow
The seller provides the HOA documents for each association (California Civil Code §4525): governing documents, budget, reserves, rules and any special assessments. Review them carefully during your contingency period, including what each association covers, such as exterior maintenance or insurance.
HOA Dues and Mello-Roos Are Different
HOA dues pay your association. Mello-Roos is a special tax on your county property tax bill that helped fund Eastlake's schools and infrastructure, and it varies by neighborhood and parcel. See my Mello-Roos in Eastlake guide to learn how to check any home.
