The Ultimate Guide to Living in Eastlake, CA

By Betty Torano, REALTOR® · Eastlake resident since 1987 · December 9, 2025

If you are thinking about living in Eastlake, California, you are considering one of the most desirable master-planned communities in San Diego County, in the city of Chula Vista. Eastlake offers beautiful neighborhoods, schools within the community, scenic walking trails, resort-style amenities and a welcoming community where neighbors connect and lifestyle and convenience come together.

As a local Realtor, longtime Eastlake resident and active community volunteer, I have helped many buyers and sellers here. This guide gives you a full overview of what life in Eastlake is like and why so many people choose to call it home.

What Makes Eastlake Special

Eastlake was designed with a clear purpose: create a master-planned community that blends beauty, practicality and healthy living. With a thoughtful layout, abundant parks and neighborhood amenities throughout, Eastlake remains one of the top places to live in Chula Vista.

Eastlake is known for:

  • Schools within the community
  • Clean, well-maintained neighborhoods
  • Community pools and clubhouses
  • Walking and biking trails
  • Local parks and open spaces
  • Strong youth sports programs
  • Convenient shopping and dining
  • Quick access to State Route 125

Eastlake Neighborhoods in Development Order

Eastlake has grown steadily since the mid-1980s. Here are the neighborhoods in roughly the order they were developed, which helps explain both the history and the layout of the community. You can also explore them on my interactive neighborhood map.

1. Eastlake Hills

One of the two original Eastlake neighborhoods. Known for quiet streets, mature trees and close proximity to parks, schools and early community amenities. Read my guide to Eastlake Hills.

2. Eastlake Shores

The sister neighborhood to Eastlake Hills and also one of the originals. Shores is known for its lakeside views, beautifully maintained scenery and easy access to the Eastlake Beach Club. Residents appreciate the peaceful setting and established feel. Read my guide to Eastlake Shores.

3. Eastlake Greens

Developed next as Eastlake expanded eastward. Greens surrounds the golf course and features rolling greenbelts, three community pools and a variety of home styles.

4. Eastlake Trails and Trails North

Popular for walking pathways, pocket parks and HOA III recreation centers. These neighborhoods offer more modern designs and a sense of connectedness.

5. The Woods

Developed after the Trails, this neighborhood offers larger and custom homes, scenic open space and elevated views, with several parks, multiple pools and a quiet residential feel.

6. Eastlake Vistas

The newest of the core Eastlake neighborhoods. Vistas sits along the eastern hills near Mountain Hawk Park and the Otay Lakes, with scenic views, outdoor recreation and newer construction that appeals to buyers who love the outdoors.

Understanding the Three Eastlake HOAs

Eastlake is divided into three homeowners associations, each managing community standards and providing its own amenities.

  • Eastlake HOA I (Hills, Shores): the lake, paddle boats, lagoon, community pools, tennis courts, sand volleyball courts and the Beach Club.
  • Eastlake HOA II (Greens): Dolphin Beach, community pools, tennis and pickleball courts, parks and recreation areas.
  • Eastlake HOA III (Trails, Trails North, Woods, Vistas): multiple pools, fitness spaces, clubhouses, playgrounds and extensive scenic trails.

Schools in Eastlake

Eastlake is served by the Chula Vista Elementary School District and the Sweetwater Union High School District. Schools in the community include:

  • EastLake Elementary School
  • Olympic View Elementary
  • Arroyo Vista Charter School
  • Salt Creek Elementary School
  • EastLake Middle School
  • Eastlake High School

Attendance boundaries can change, so always confirm the assigned schools for a specific address with each district.

Outdoor Lifestyle and Recreation

  • Large neighborhood and city parks
  • Playgrounds
  • Lakeside walking paths
  • Trails connecting the entire community
  • Enagic Golf Club at Eastlake
  • Mountain Hawk Park, Chula Vista Community Park, Sunset View Park and Salt Creek Park
  • Otay Lakes for kayaking, boating and fishing

There is always something to enjoy outdoors. See more in Life in Eastlake.

Youth Programs and Community Connections

Eastlake is known for its strong youth programs. Eastlake Little League has been part of the community since 1998 and is home to the 2013 United States Little League Champions. Many local parents, including my husband and me, served on the board during the construction of the fields. Other activities include soccer leagues, recreation center programs, fitness groups and after-school activities.

Shopping and Everyday Convenience

  • Eastlake Village Center
  • Eastlake Village Marketplace
  • The Village Walk
  • Otay Ranch Town Center
  • Coffee shops, local dining and specialty stores
  • Grocery stores and essential services

Location and Commute

Eastlake offers easy access to major highways, shopping centers and business districts. Many residents commute to downtown San Diego, Naval Base San Diego or Otay Mesa.
