Living in Eastlake Hills, Chula Vista: Where Eastlake's Story Began

By Betty Torano, REALTOR® · Eastlake resident since 1987 · March 17, 2026

Eastlake Hills is one of the two original neighborhoods of Eastlake, Chula Vista's first master-planned community. Built in the mid-1980s alongside Eastlake Shores, it is where the Eastlake story started, and that history is something you can feel the moment you drive through the neighborhood. Mature trees, well-established streets and a genuine sense of community give Eastlake Hills a character that newer developments are still working to build.

It's also my home. I moved to Eastlake Hills in 1987, and as a Realtor® who works in every Eastlake neighborhood, I'm in Eastlake Hills regularly. Here's an honest guide to what makes it worth your attention, whether you are buying or selling.

Where Is Eastlake Hills?

Eastlake Hills sits on the west side of Eastlake, between Corral Canyon Road and East H Street, just west of State Route 125. Its ZIP code is 91913 (Chula Vista, CA 91913).

The Original Eastlake: A Neighborhood with Real History

When Eastlake launched in the mid-1980s, it was a defining moment for Chula Vista. As the city's first master-planned community, Eastlake set the standard for how large-scale residential development would work in Southern California. Eastlake Hills and Eastlake Shores were the pioneering first phases, the neighborhoods that established the Eastlake identity before the golf course, the later villages and the gated enclaves followed.

That founding status gives Eastlake Hills real depth: decades of history, an engaged resident base and a reputation that has only strengthened over time.

Homes and Architecture

Eastlake Hills reflects the Mediterranean and contemporary styles of the mid-1980s, with stucco exteriors, tiled roofs and well-kept streetscapes. Many homes have been thoughtfully updated over the years with modern kitchens, renovated bathrooms and open-concept improvements that bring interiors in line with today's expectations while keeping the neighborhood's original character.

Eastlake Hills is made up entirely of detached single-family homes, in a wide range of sizes, from comfortable starter homes to larger properties and custom homes with canyon and mountain views. There are no condos or townhomes here. Eastlake I master HOA dues include access to the Eastlake Swim and Tennis Club and community amenities.

A Note on Property Taxes

Because Eastlake Hills is one of Eastlake's oldest communities, the Mello-Roos special taxes that were part of the original development financing have ended over time. My own Hills tax bill no longer has any Mello-Roos (CFD) lines. Buyers should still verify the current tax status of any specific parcel on its property tax bill from the San Diego County Treasurer-Tax Collector, since obligations can vary by address and build date. See my Mello-Roos in Eastlake guide.

Amenities That Keep Residents Active and Connected

Eastlake Hills residents enjoy the Eastlake Swim and Tennis Club, with swimming, tennis courts and a welcoming social atmosphere. The Enagic Golf Club at Eastlake, an 18-hole Ted Robinson-designed championship course, is minutes away. Mountain Hawk Park, a 12-acre community park with a splash pad, walking trails and sweeping views over Lower Otay Reservoir, is a neighborhood favorite. The Eastlake Village Center and Village Marketplace provide everyday shopping and dining, including Sprouts, Target and Lowe's, a short drive from most Eastlake Hills addresses.

Schools Serving Eastlake Hills

Eastlake Hills is served by the Chula Vista Elementary School District and the Sweetwater Union High School District. EastLake Elementary School is within walking distance of many homes in the neighborhood, a convenience many buyers value. EastLake Middle School and Eastlake High School serve older students. Always confirm the assigned schools for a specific address with each district.

Location and Commute

Eastlake Hills sits in the southeastern part of Chula Vista with convenient access to State Route 125 and Interstate 805. Downtown San Diego is approximately 20 to 25 minutes away, downtown Chula Vista is about 10 minutes, and the U.S.-Mexico border is roughly 10 miles south, a practical location for residents with personal or professional ties on both sides of the border. San Diego International Airport is approximately 25 miles away.

Who Is Eastlake Hills Right For?

Eastlake Hills consistently attracts buyers who want the depth and stability of an established neighborhood without giving up the amenities that make Eastlake one of the most sought-after addresses in Chula Vista. It's an excellent fit for buyers who want to be near EastLake Elementary and the Swim and Tennis Club, move-up buyers looking for more space and long-term value, and anyone who appreciates the character that only time can build into a community.

For sellers, Eastlake Hills properties benefit from strong, consistent demand. Buyers who know Eastlake often seek out the original neighborhoods specifically, and that focused attention works in your favor when it comes time to list.
