Living in The Woods at Eastlake, Chula Vista: Hillside Views and Clubhouse Life

By Betty Torano, REALTOR® · Eastlake resident since 1987 · October 11, 2026

The Woods is part of the Eastlake III association, with hillside streets, views toward the mountains and its own Eastlake Woods Clubhouse.

As an Eastlake resident since 1987 and a Realtor® who works in every Eastlake neighborhood, I've watched The Woods take shape. Here's what to know if you're thinking about buying or selling here.

Where Is The Woods?

The Woods sits on Eastlake's eastern hills, east of Hunte Parkway and north of Otay Lakes Road, stretching up toward Proctor Valley Road. EastLake Middle School and the District at Eastlake shops are close by. Its ZIP code is 91914 (Chula Vista, CA 91914).

Boundary is approximate. Ask me about a specific address.

The Eastlake III Association

Every home here belongs to the Eastlake III master association, which also includes Eastlake Trails, Trails North, The Woods and Eastlake Vistas. Residents enjoy:

  • Eastlake Creekside Clubhouse
  • Eastlake Woods Clubhouse
  • Eastlake Pond
  • Multiple pools, fitness spaces, parks, playgrounds and scenic trails

Some homes, particularly condos, townhomes and gated communities, also belong to a smaller sub-association with its own dues, so be sure to add the two together when comparing homes. See my complete guide to the Eastlake HOAs and amenities.

Hillside Living

Streets in The Woods climb into Eastlake's eastern hills, so many homes look out toward the mountains and the Otay Lakes.

Homes and Architecture

The Woods is widely regarded as Eastlake's premier address. Every residence is detached, and most are generously sized homes on larger lots, offering a sense of space and privacy that's rare in a master-planned community. Within the neighborhood lies The Gates, an exclusive gated enclave of custom homes, many framed by sweeping views of the Otay Lakes.

Several smaller collections of homes throughout The Woods enjoy their own private gated entries as well. Gated communities typically include a sub-association with separate dues, so be sure to factor those in alongside the Eastlake III dues when comparing homes.

A Note on Property Taxes

Because the Eastlake III neighborhoods were built after the original Hills and Shores, their Mello-Roos districts generally have more years remaining. The Woods is also in the City of Chula Vista's CFD 07M, a maintenance district that funds upkeep of public landscaping and open space in the Woods and Vistas area. Amounts and end dates vary from home to home.

The only reliable answer is on the property tax bill for the specific address. My Mello-Roos in Eastlake guide walks you through it in about ten minutes, or simply send me the address and I'll look it up with you.

Schools

EastLake Middle School, which opened in 2003, is within walking distance of many homes in The Woods, and Salt Creek Elementary, opened in 2004, is close by. Elementary schools are in the Chula Vista Elementary School District, and middle and high schools are in the Sweetwater Union High School District. Because attendance boundaries can change, always confirm the assigned schools for a specific address with each district.

Parks and the Outdoors

The Eastlake III neighborhoods sit close to some of South County's finest outdoor spaces: Montevalle Park & Recreation Center, Mountain Hawk Park, Salt Creek Park & Recreation Center and its soccer arena, the Centennial Trail, the Upper Otay Reservoir trailhead and the Elite Athlete Training Center (the former Olympic Training Center).

Who Is The Woods Right For?

The Woods is a great fit for move-up buyers looking for a larger home and lot, anyone who wants a gated or custom home with views of the Otay Lakes, and buyers who want clubhouse amenities with schools and shopping close by.
