Eastlake Trails is home to the celebrated Eastlake Little League fields, built on land donated by the EastLake Development Company, and enjoys the clubhouses, pools and trails of the Eastlake III association. Just across Otay Lakes Road, the smaller Trails North neighborhood shares the same association and amenities, so I cover both here.
As an Eastlake resident since 1987 and a Realtor® who works in every Eastlake neighborhood, I've watched the Trails and Trails North take shape. Here is what to know if you're considering buying or selling here.
Where Are Eastlake Trails and Trails North?
Eastlake Trails sits just east of Eastlake Greens, bounded by Hunte Parkway to the west, Otay Lakes Road to the north, Old Janal Ranch Road to the east and Olympic Parkway to the south. Trails North is the narrow strip just north of Otay Lakes Road, along the west side of Hunte Parkway. Eastlake Trails is in ZIP code 91915, and Trails North is in 91914.
Boundary is approximate. Ask me about a specific address.
The Eastlake III Association
Every home here belongs to the Eastlake III master association, which also includes Eastlake Trails, Trails North, The Woods and Eastlake Vistas. Residents enjoy:
- Eastlake Creekside Clubhouse
- Eastlake Woods Clubhouse
- Eastlake Pond
- Multiple pools, fitness spaces, parks, playgrounds and scenic trails
Some homes, particularly condos, townhomes and gated communities, also belong to a smaller sub-association with its own dues, so be sure to add the two together when comparing homes. See my complete guide to the Eastlake HOAs and amenities.
Home of Eastlake Little League
After years of playing on temporary lots, Eastlake Little League found its permanent home here in Eastlake Trails. Today the complex comes alive with Opening Day, spring and fall seasons and All-Star games, and it proudly hosts the home league of the 2013 U.S. Little League Champions. Read the history of Eastlake Little League.
Trails North
Trails North is a small neighborhood Eastlake recognizes in its own right, tucked just north of Otay Lakes Road along the west side of Hunte Parkway, across the road from Eastlake Trails and Eastlake Greens. It shares the Eastlake III association, along with its clubhouses, pools and trails, with the Trails.
Homes and Architecture
Eastlake Trails offers a welcoming variety of homes. There is one townhome complex, but the neighborhood is primarily made up of detached single-family homes in a wide range of sizes, giving buyers room to find the right fit as their needs change.
Trails North is made up entirely of detached single-family homes, offering the same Eastlake III lifestyle in a smaller, more tucked-away setting.
A Note on Property Taxes
Because the Eastlake III neighborhoods were built after the original Hills and Shores, their Mello-Roos districts generally have more years remaining. Amounts and end dates vary from home to home.
The only reliable answer is on the property tax bill for the specific address. My Mello-Roos in Eastlake guide walks you through it in about ten minutes, or simply send me the address and I'll look it up with you.
Schools
Arroyo Vista Charter School opened in Eastlake Trails in 1999; it began as a K–6 charter school and now serves students through eighth grade. Elementary schools are in the Chula Vista Elementary School District, and middle and high schools are in the Sweetwater Union High School District. Because attendance boundaries can change, always confirm the assigned schools for a specific address with each district.
Parks and the Outdoors
The Eastlake III neighborhoods sit close to some of South County's finest outdoor spaces: Mountain Hawk Park, Salt Creek Park & Recreation Center and its soccer arena, the Centennial Trail, the Upper Otay Reservoir trailhead and the Elite Athlete Training Center (the former Olympic Training Center).
Who Are the Trails and Trails North Right For?
With a townhome complex alongside detached homes of every size, the Trails welcomes a wide range of buyers. First-time buyers can find an entry point into Eastlake III, while move-up buyers will appreciate the larger single-family homes, and Trails North offers detached homes in a quieter, tucked-away setting.
Both are a wonderful fit for baseball fans, outdoor enthusiasts who love parks and trails, and anyone who wants Eastlake III clubhouse amenities just minutes from home.
