Perched along Eastlake's eastern hills near Mountain Hawk Park and the Otay Lakes, Eastlake Vistas pairs scenic views and outdoor recreation with some of Eastlake's newer construction.
As an Eastlake resident since 1987 and a Realtor® who works in every Eastlake neighborhood, I've watched Eastlake Vistas take shape. Here is what to know if you're considering buying or selling here.
Where Is Eastlake Vistas?
Eastlake Vistas is on the eastern edge of Eastlake, bounded by Otay Lakes Road to the north, Old Janal Ranch Road to the west and Wueste Road to the east, with a small section just south of Olympic Parkway. Mountain Hawk Park and the Lower Otay Reservoir are close by. Its ZIP code is 91915 (Chula Vista, CA 91915).
Boundary is approximate. Ask me about a specific address.
The Eastlake III Association
Every home here belongs to the Eastlake III master association, which also includes Eastlake Trails, Trails North, The Woods and Eastlake Vistas. Residents enjoy:
- Eastlake Creekside Clubhouse
- Eastlake Woods Clubhouse
- Eastlake Pond
- Multiple pools, fitness spaces, parks, playgrounds and scenic trails
Some homes, particularly condos, townhomes and gated communities, also belong to a smaller sub-association with its own dues, so be sure to add the two together when comparing homes. See my complete guide to the Eastlake HOAs and amenities.
Views and the Outdoors
Mountain Hawk Park and the Otay Lakes are practically next door, and the surrounding hills give many homes wide, open views. The Vistas is also home to the Eastlake Little League Juniors Field on Olympic Vista Road, where the league's Juniors and Challenger divisions play.
Homes and Architecture
Eastlake Vistas offers one of the broadest selections of homes in Eastlake, from a condominium complex and a townhome complex to detached single-family homes. Many of the detached homes are larger in scale, and a small collection of gated homes offers added privacy, with some residences enjoying views of the Otay Lakes.
Gated homes typically include a sub-association with separate dues, so be sure to factor those in alongside the Eastlake III dues when comparing homes.
A Note on Property Taxes
Because the Eastlake III neighborhoods were built after the original Hills and Shores, their Mello-Roos districts generally have more years remaining. Eastlake Vistas is also in the City of Chula Vista's CFD 07M, a maintenance district that funds upkeep of public landscaping and open space in the Woods and Vistas area. Amounts and end dates vary from home to home.
The only reliable answer is on the property tax bill for the specific address. My Mello-Roos in Eastlake guide walks you through it in about ten minutes, or simply send me the address and I'll look it up with you.
Schools
Elementary schools are in the Chula Vista Elementary School District, and middle and high schools are in the Sweetwater Union High School District. Because attendance boundaries can change, always confirm the assigned schools for a specific address with each district.
Who Is Eastlake Vistas Right For?
Because it offers everything from condos and townhomes to larger detached homes and a collection of gated homes, the Vistas appeals to an unusually broad range of buyers. First-time buyers and downsizers will find low-maintenance condo and townhome living, move-up buyers can step into a larger single-family home, and buyers seeking privacy and views will be drawn to the gated homes overlooking the Otay Lakes. The condos and townhomes also attract investors looking for steady rental demand in a desirable neighborhood.
It is an excellent fit for outdoor enthusiasts, buyers who want views, and anyone who appreciates newer construction close to the Otay Lakes.
